There are a variety of sellers marketing property today. There are HUD, Fannie Mae and Freddy Mac, Homes. Bank and Lender owned foreclosures. Short Sales, New Construction, and Residential Resale. Each seller will have various requirements in submitting an offer to be considered.   

HUD Homes We may preview a home that is owned by the Federal Government. HUD will pay up to 3% of closing cost if you need, allow 45 days to close, an inspection period, and all HUD homes have had a property condition report performed prior to listing the property that will be available to you as well as an FHA appraisal.  These homes are listed today at a fair market value based on its condition.  As a registered selling agent with HUD, all offers are submitted online during a priority bid period.  I do not have an opportunity to meet in person to present your offer.  Today you can purchase a HUD Home with FHA financing as an owner occupant with only a $100 down payment.

REOs (bank-owned) and short sale listings offer buyers an opportunity to buy a home under market value. Whether you are you're a first-time home buyer, or have bought homes before, you will greatly benefit from hiring a buyer's agent who has experience selling REO and short sale listings. In soft or falling real estate markets, many buyer's agents find the bulk of sales comprise bank-owned homes and short sales, it is imperative that one hires a very experienced agent. Hiring a buyer's agent without REO or short sale experience could end up costing you a lot more than the savings realized on your purchase.
